California Mortgage Loan Company - What are Your Mortgage Options?

Many new home loan programs make it possible for anybody to get
approved for a mortgage regardless of credit or income. Because of rising home
prices, many qualified loan applicants are finding it difficult to
afford a new home. With these individuals in mind, several loan companies
have started recommending a range of mortgage loans offering affordable
monthly payments.

The 40-Year Home Mortgage

Traditionally, home mortgage loans have a term of 30-years. Those who
can afford a higher monthly payment, and who wish to payoff the mortgage
earlier may opt for a 15-year term. Ideally, paying on a home loan for
30 years would offer an affordable monthly payment. However, due to an
increase in home prices across the nation, many young couples and those
with modest incomes are unable to afford overpriced homes.

difference is that the mortgage is extended an additional 10 years. Of
course, homeowners will pay more interest. The 40-year mortgage does

Interest-Only Home Loans

Within the past five years, interest-only home loans have increased in
popularity. Again, these loans are advantageous in overpriced housing
markets. Nonetheless, there are pros and cons to these sorts of home
loans.

With an interest-only loan, homeowners only pay the interest for a
specific term, usually five or seven years. However, you may obtain a loan
with an interest-only period for three or ten years. During the
interest-only period, all payments are applied toward paying the interest, and
not reducing the principle. Thus, mortgage payments are lower.

Interest-only loans are beneficial because they create more affordable
housing. The downside is that once the interest-only period ends,
mortgage payments will increase.

Because monthly interest-only mortgage payments will not reduce the
principle balance, at the conclusion of the interest-only period,
homeowners will owe the original mortgage amount. If the housing market
continues to increase, this will not pose a problem. However, if home prices
decrease, those who select an interest-only option may be unable to sell
their homes.

Microsoft Vista To Support Only Microsoft Products; Denies Monopolistic Intent

Microsoft announced today that its new Vista operating system would support only products made by Microsoft.

The announcement immediately set off a tsunami of furious responses from all the other software companies and a renewed sharp eye from regulatory authorities.

The company effusively denied that the move is in any way indicative of monopolistic practices.

Microsoft CEO, Steven Ballmer, known to insiders from competing companies as The Embalmer, noted, “Since Vista is a Microsoft product, what reason on earth is there to support products made by other companies? If they want people to use their programs, they’re free to create their own desktop operating systems.”

His announcement did not sufficiently palliate representatives of other major software companies.

A representative from google lashed out, saying, “It wasn’t enough that the new version of Internet Explorer will have a default setting to MSN Search. Now, we understand when people click on options, there won’t be any. That just doesn’t seem fair, even though, I admit, he-he, google is the default setting in Firefox.”

Questioned about the contentious issue, Bill Gates stated flatly, “I have always been very influenced by my last name, and, in this case, as it appears in the well-know phrase, ‘Sorry, the gates are closed.”

It appears that the issue will finally be determined by how courts view the Microsoft insistence that other companies are still free to create their own desktop operating systems.

As far as the American economy is concerned, the most significant development seems to be that, as a result of the pending flurry of lawsuits, zillions of lawyers are currently gleefully employed.

Stage Fright

Stage Fright

First lets set the record straight. It should really be called ‘before getting on stage fright.’ At least for me all - ok well most - of my fears hit before I get on the stage. Once I’m up on stage BOOM I’m in the zone and you can be too. Stage fright is that wonderful feeling of nervousness that occurs when you consider, or know your going to have to partake in, a speaking event.

Let me give you a couple tips on how to handle stage fright. Mind you I did not say get rid of it. For any speaker that states they have zero stage fright is either lying or in denial. Top performers in the world get stage fright so know that you’re in good company.

Tips for taming the beast:
Think of stage fright in a positive manner. Fear can either enable you or disable you. Letting it enable you will make your wits and reflexes sharper. Fear as a friend will boost your energy level, put a gleam in your eye and even some color in your cheeks. I have found that when I’m nervous I am more consciously aware of my pacing, posture and breathing. This allows me be more in control of my body, enhancing my presentation.

BEFORE
Before you’re on stage doodle, draw things you’d like to have (I draw my dream Harley!). Review your notes. Yawn - yes yawn - this relaxes your throat. Try and find other things going on during the meeting/event that you can work into your presentation. Double check the equipment you’ll be using. Talk to other people (this way you know your voice is ready to go). Double check how you look in a mirror. All this will engage your mind in more productive thinking and away from those on stage nightmares it’ll come up with if you let it.

DURING
On Stage, keep notes in your pocket. This will prompt your brain to remember your material (I already know your practiced a lot so I won’t remind you of that.) If your notes are in your hand while your nervous the audience could see them shake and you’ll most likely use them simply out of that nervousness. Make eye contact with your audience, especially those warm and friendly faces. Talk to that one person for a moment, and you won’t feel so alone and isolated. Never mention your nervousness, and I bet no one else will either.

Know that you can gain control of your stage fright. That control can become a powerful ally to you on stage. No one has ever died of stage fright so I’m sure you’ll be quite safe if you’ve practiced, practiced, practiced. Because being well prepared will be the greatest thing you can do to overcome stage fright. But feel free to try these other suggestions as well.

Here Comes the Bride

As we hear the music begin to play the Bridal March, we all
stand to welcome the new bride as she walks down the
aisle in her white gown looking perfect, not a thing out of
place.

Not too long ago, I saw a photo of a bride on her wedding
day getting ready to make this once in a life time journey
down the aisle. But something wasn’t quite right, in one
hand she held a cigarette and in the other she was taking a
swig out of a bottle of whiskey. It made me think about how
we are going to present ourselves to Christ when we
become united as His Bride and He as our Bridegroom.

It goes without saying that a bride is always prepared. She
puts so much thought and effort into this day, that there
should be no room for surprises.

Rev. 21:2 says; “the bride has prepared herself.”

What kind of preparations must we be making in our own
lives that we should be made worthy of coming to Christ?

For one thing, in order to take on the responsibility of
marriage, we must be mature. In our walk of faith, we must
first grow up and not stay a child. We should make an extra
effort to grow up and be mature in Christ so that we will be
ready to receive Him. It’s true that we are all children of the
King, but it’s only the ones who are mature who will get the
car keys! Maturity is the key to this kind of anointing in the
kingdom.

How do we get to this point? It takes serious preparation on
our parts. To receive God’s glory and anointing, we first have
to die to ourselves. This means we must give up all our
carnal desires and sacrifice our wills to conform to His Will.
This is the only way through the veil of Christ in which to
enter into the Holy of Holies. God cannot look upon sin, that
is why He washes us clean as snow in the blood of His
Son.

The book of Esther is a beautiful example of how one
unsuspecting woman was chosen by God “for such a time
as this” to be in the right place at the right time. It’s not that
she was better than anyone else, she was obedient and
sacrifices her self will in order to come to the king.

This book is not just a story, but a representation of being
the Bride of Christ, or the church. Esther 2:8-10 represents
how we too must learn to allow the government of God to
rule over our lives in order to be anointed. Esther was
literally anointed with special oils and perfumes to be
purified.

God is a God of order, everything signifies something
important, especially numbers. Esther spent 12 months
getting ready, the number 12 represents the divine
government, God’s ruling. She submitted herself and
allowed God to govern this preparation in His time. Esther
had 7 maids which represents perfection and
completeness. Rev. 1:4 speaks about 7 Spirits and 7
Manifestations. The 7 Spirits of God are: Life, Truth,
Adoption, Holiness, Grace, Supplication, and Glory. These 7
Spirits are the 7 purifications of the Bride of Christ.

We as Christ’s disciples must first soak in God’s glory, in
His presence just as Esther did in the oils and perfumes.
She spent 6 months soaking in myrrh. The number 6
represents the flesh, and the myrrh was used in burial
ceremonies. Esther had to die to herself. Then she spent
another 6 months soaking in the oil, which represents the
Spirit of God. This brings healing, completeness.

If we are to be the Bride of Christ, then it only makes sense
that we prepare ourselves in the same fashion as Esther.
Once we have entered into the gates, it only makes sense to
desire to go into the Holy of Holies. This is where we seek
God’s face, not just His hand. But in order to approach this
place, we must be prepared to minister to God and not the
other way around. This the place where we no longer ask
God to do for us, but what we can do for Him! Unless we
become willing to make sacrifices, we will always remain in
the outer courts, and not much happens out here.

It was Esther’s desire to attend to her king and ask, “What
can I do for you?” She was not getting ready to make
demands on him. In being a mature Christian, we know that
it’s not about us, it’s ALL about Him and the role we play in
this marriage ceremony. Once you have entered into the
Holy of Holies, you don’t feel the need to ask God for
anything, because you know that He already knows all your
needs and is prepared to give them to you. It will become an
automatic response to give Him all the praise, honor and
glory.

In the Old Testament, the aroma of the burnt sacrifices were
a sweet smelling aroma to the Lord. This is how He
determined who would pass through the veil where He
inhabited. No carnal flesh could enter into this sacred place.
Today it’s still the same, we can not enter in as long as we
are carnal, it takes sacrifice, obedience and alot of
preparation to come into the presence of God.

Another important number to consider is the number 10.
This represents our human responsibility. Esther 2:16-17
says she was taken into the royal house on the tenth month.
The king desired her just as God desires us today. She took
the responsibility upon herself to be restored and ready for
her king.

“Have the boldness to enter into the Holiest by the blood of
Jesus. By a new and living way, which He has consecrated
for us, through the veil, that is to say, His flesh. Let us draw
near with a true heart in full assurance of faith, having our
hearts sprinkled from an evil conscience, and our bodies
washed with pure water.” Hebrews 10:19-22 (Amplified)

The veil is the body of Christ and we must pass through
Him in order to get to God. Just as a bride ministers to her
husband, we too must minister to God. If we submit like a
wife should, there is NOTHING that our groom won’t do for
us.

“Husbands love your wives, even as Christ also loved the
church, and gave Himself for it. That He might sanctify and
cleanse it with the washing of the water by the Word.”
Eph.5:25-26 (Amplified)

A glorious church, (you and me) and not just one that is
anointed is one without spot, blemish or wrinkle. It must be
holy. It is the combination of anointing and glory that
removes all spots, blemishes and wrinkles which result in
no sin.

Why not make a conscience effort to decide that from this
day forward you will strive to live a holy, upright and
righteous life before the day of your wedding ceremony with
Christ. Make a point to live holy from the heart and seek His
face. Be prepared on the day you walk down the aisle and
look into the face of your bridegroom, Christ. The wedding
banquet prepared afterwards is going to be a one of a kind
experience. All are invited but not everyone will be attending.
Many are called, but few are chosen. Will your

Since its inception, golf has been the world’s most elegant sport. The rules and the discipline entailed in every golfer is the main reason why the game is considered to exude sheer combination of style and sportsmanship in the game.
